And yet that's where the evening goes. The questions are almost always the same, but they arrive one at a time, from different people, at the worst hours.
Check-in, wifi, parking, pets, breakfast. You write the same answer for the twentieth time, from scratch, because you never saved it anywhere.
At 11 pm, mid-dinner, on the day you're away. And someone booking a place is comparing three listings: whoever answers first is the one still in the running.

Connect the Gmail account you already use. Every incoming message is stored with its thread, so replies stay in the right conversation.

It works out what they're asking
It picks up the intent (information, booking, problem), the guest's language and how urgent it is. A message from a guest already inside the flat isn't a quote request.

It doesn't invent: it searches what you wrote about the property and gathers at least four relevant passages before writing a single word.

Connect your Google account and guest emails enter the pipeline. Replies go out from your address, inside the original thread: to the guest it's an ordinary conversation with you.
Airbnb has no messaging API, but when a guest writes it emails you a notification. Hospiq recognises it, strips the notification boilerplate and replies into the guest's thread — in the short tone chat calls for.

The assistant is only as good as what you tell it about the place. Telling it is a spreadsheet.
- A spreadsheet or a Google Sheet
- One row per question: "What time is check-in?" and your answer. Upload the file from the dashboard, or connect a sheet on Drive.

- Change a row on the sheet and only that row is re-indexed. Change the door code at 9, and by 9:01 the replies know it.
- One set of notes per property
- Every flat has its own hours, its own wifi, its own rules. Notes never bleed from one property into another.

Auto-send is off. If you ever want to turn it on, you set the confidence threshold below which the draft still stops and waits for you.

You see which rows of your notes the reply came from. If a source is wrong, you know exactly which row to fix.

Can the guest tell an assistant replied?
The reply goes out from your address, inside the thread the guest opened, and says what you wrote in your property notes. You're the one replying: the assistant drafts it and saves you the typing.
What if it makes something up?
The reply is built only from the notes you uploaded, and every draft shows the sources it used with a confidence score. If it can't find enough to stand on, the draft comes out with low confidence: you see that immediately and rewrite it. Either way, nothing goes out without your approval.
Do I have to change email address?
No. Connect the Gmail account you already use and everything stays where it is: same address, same threads, same labels.
How many languages does it reply in?
It detects the language of the message and replies in that one, even when your notes are written only in Italian.
How long until I'm running?
As long as it takes to connect the mailbox and upload a sheet with the questions you get most. Twenty rows are enough to start; you add the rest as you notice what's missing.
What happens if I stop?
You export your data and close the account. There's no minimum term, and your Gmail inbox is exactly as you left it.
